We are currently designing a 13-unit apartment building in Palma de Mallorca following kilometre-zero principles.

The apartments are distributed to accomodate the rationality of the natural stone structure conceived in local marés blocks and the desire to give access to a private terrace to as many units as possible.

It is located in the bustling neighbourhood of Pere Garau, to the east of Palma’s historic centre.

Despite being wedged in the corner of a city block, the plot remains well-lit and ventilated thanks to its direct neighbours being just two-storey high.

The project reconsiders the traditional Mallorcan patio house, entering through a shaded patio where water and vegetation establish an atmoshphere of decompression.

The apartments are a simple array of rooms without corridors that, in terms of occupation, creates an open plan relatively permeable to the inhabitants.
